Myths vs Facts
Straight answers. If a VA loan is not the right tool for your situation, you should hear that too.
Myth: you need 20% down to buy a house.
Eligible VA buyers can finance up to 100% of a qualifying primary residence. Closing costs, prepaid items, and the VA funding fee may still apply, and those are separate from a down payment.
Myth: zero down means zero out of pocket.
It does not. Zero down means no down payment is required. You may still owe closing costs, prepaid taxes and insurance, and the funding fee. Some of those can be financed or covered by a seller or lender credit.
Myth: the VA sets a minimum credit score.
It does not. Individual lenders set their own requirements and they vary more than most people expect. If your credit is not where you want it, say so on the call. Rebuilding first is sometimes the smarter move.
Myth: you only get to use it once.
Entitlement can be restored, and many veterans use the benefit more than once. Some qualify to hold two VA loans at the same time depending on available entitlement.
Myth: VA loans take forever and sellers hate them.
VA loans close on timelines comparable to conventional financing. The appraisal includes minimum property requirements, which protect you, and an experienced agent can address seller concerns directly.
Myth: you can buy a rental property with it.
Not directly. You must occupy the home as your primary residence. You can, however, buy a two to four unit property and live in one unit while renting the others.
